OSB Log Home offers a variety of home construction contracting programs designed to meet the needs of any new home customer. Our flexibility is unique to most builders in the area and allows the customer to participate at a level which they are comfortable. Your new home begins with your needs, budget, and design requirements. We are here to make it happen!


TURN-KEY HOME CONSTRUCTION

From choosing a realtor to help with the location of a site through polishing the front door knob as the movers back up the truck, this program is the complete package. Locally, we refer to it as “Dirt to Done.” With your design and selection of fixtures and finishes, we will construct for you the perfect new home, whether conventional stick built or solid cedar log.
Program breakdown and stages:

• Design, layout, site planning and configuration, permits and contracts.
• Site prep, excavation, foundation and utility hook-up.
• Floor system, shell erection, framing, stonework, fireplaces, roof system, trusses etc.
• Dry-in completion; windows, doors, roof shingle, exterior trim, porches and decking
• Mechanical rough-in through finish of H.V.A.C., plumbing, electrical, phone, cable, etc.
• Insulation, interior beams, railings, skylights, custom trim accents, basement finish
• Interior wall and trim, doors, flooring, cabinets, countertops, plumbing and electrical fixtures
• Painting, exterior staining, floor finishes, tile and carpeting, hardware installation, shelving

Driveways, walkways, propane tanks, septic tanks and well drilling are typically outside of the general contract to build the home, however, can be included for purposes of securing new construction financing so as to represent to the lender and appraiser the final, comprehensive property improvements.


DRY-IN SHELL ERECTION

Sometimes, our customer may have an expertise in one or more of the building trades and will request that those services be excluded from the general contract, we can do that! In addition to the following stages, we will assist the owner/builder with local code compliance and material suppliers.

• Design, layout, site planning and configuration, permits and contracts
• Site prep, excavation, foundation and utility hook-up (can be contracted separate)
• Floor system, shell erection, framing, stonework, fireplaces, roof system etc.
• Dry-in completion; windows, doors, roof shingle, exterior trim

From this point in the construction any and or all of the remaining stages and or components can be independently contracted or completed by the owner/builder.


HOME PACKAGE PURCHASE

This is the “do it yourself” option. This allows the customer to be their own general contractor and purchase the materials necessary to build the new home. This program has two options:

• an OSB Log Home Package which will supply the customer with everything needed for the Dry-in stage of construction (excluding permits and blueprints) or
• the Mountain Creations Inc. log package which is detailed on their web site, www.MountianCreations.com .
